These terms govern bookings made with Awsmberg Private Limited (“we”, “us”), trading as Awsmberg Stays, through this website. By making a booking you accept them.
1. Who you are contracting with
Your booking is with Awsmberg Private Limited (CIN TO CONFIRM — company CIN, GSTIN TO CONFIRM — GSTIN, registered at TO CONFIRM — registered office address, Udaipur, Rajasthan). Awsmberg Stays is a brand operated by that company.
2. Whole-villa bookings
Our villas are let as a whole to one booking at a time unless a listing expressly offers individual rooms. The rate quoted is for exclusive use of the property for the dates booked, up to the maximum occupancy shown on that villa's page. Exceeding the stated occupancy without agreeing it with us in advance may result in an extra charge or, if the property cannot safely accommodate the party, refusal of entry.
3. Rates, taxes and what is included
- Rates are per night and quoted in Indian Rupees.
- Rates vary by date. Weekend and peak nights are priced differently from weekdays, and the price shown at checkout is the price for your specific dates.
- GST is charged at the rate applicable to each night's tariff under the prevailing rules, and is shown separately before you pay.
- Add-ons such as meals, an extra bed or transfers are charged in addition unless the listing states they are included, and are taxed at their own applicable rate.
- Any length-of-stay discount is applied automatically at checkout. The total you are shown before payment is the total you pay.
4. Payment
Bookings are confirmed on receipt of the payment shown at checkout. Payments are processed by our payment gateway; we do not receive or store your card details. A booking is not held until payment is confirmed.
5. Cancellation and refunds
If you cancel, the refund depends on how far ahead of your check-in date we receive the cancellation in writing:

- Cancellation takes effect when we receive it in writing, by email or through the contact details on this site — not when it is sent.
- Refunds are made to the original payment method. Your bank or card issuer typically takes 5–7 working days to credit it, which is outside our control.
- Payment gateway charges on the original transaction are not refundable to us and are therefore deducted from a refund where the gateway does not return them.
- Not arriving without cancelling, or leaving early, is treated as a cancellation on the day and no refund is due.
If we cancel
If we cannot honour a confirmed booking for any reason within our control, you will receive a full refund of everything you have paid, and we will offer alternative dates or another villa in the group where one is available. Our liability in that situation is limited to the amount you paid us.
Events outside anyone's control
Where a stay cannot go ahead because of something neither party controls — a natural event, a government order, or a disruption that makes the property unusable or unreachable — we will offer a credit for alternative dates within twelve months, or a refund of the amount paid less any costs already unavoidably incurred on your booking.
6. Changing a booking
We will try to accommodate a change of dates subject to availability. Moving to dates that carry a higher rate means paying the difference; moving to cheaper dates does not generate a refund of the difference. A change requested inside the no-refund window is at our discretion.
7. Check-in, check-out and identification
- Check-in and check-out times are stated on each villa's page.
- Every guest aged 18 or over must present valid government photo identification at check-in. This is a legal requirement for accommodation in India, not a house preference.
- We may refuse entry where identification cannot be produced.
8. Your responsibilities during the stay
- Treat the property and its contents with reasonable care. You are responsible for loss or damage caused by your party beyond fair wear and tear, and we may recover the reasonable cost of repair or replacement.
- Observe the house rules listed on the villa's page, including any rules on events, additional visitors, noise and pets.
- Swimming pools are unsupervised. Use them at your own risk, and do not leave children unattended near water at any time.
- We may end a stay without refund where a guest's conduct endangers other people, the property, or our staff.
9. Liability
We are responsible for providing the accommodation you booked to a reasonable standard. We are not liable for indirect or consequential loss, for your personal belongings, or for the acts of independent third parties such as taxi operators or activity providers arranged at your request. Nothing in these terms limits any liability that cannot lawfully be limited, including for death or personal injury caused by our negligence, or your rights under the Consumer Protection Act 2019.
10. Complaints
Tell the property team during your stay if something is wrong — most things can be put right on the spot, and we cannot fix what we are not told about. If it is not resolved, write to the Grievance Officer named below. We acknowledge complaints within 48 hours and aim to resolve them within one month.
11. Governing law
These terms are governed by the laws of India, and the courts at Udaipur, Rajasthan have jurisdiction. This does not affect any right you have to bring a consumer complaint before the forum where you reside, as provided by the Consumer Protection Act 2019.
12. Changes to these terms
We may update these terms. The version in force for your booking is the one published on the date you booked, and changes made afterwards do not apply retrospectively to a confirmed booking.
